Credit Union May Not Be the Best Option When Purchasing Homes in Woodbridge VA

I am not a member of a credit union but I believe credit unions are a great option versus traditional banks.

However when purchasing a home in the Woodbridge, VA area Credit Unions may not be the best choice.

After chatting with Peggy James, a super-duper agent with Exit Realty, she informed that some credit unions are issuing 45 to 60 day approvals. Sixty days, oh my what's the problem? After you have found your home of choice are you going to lose the contract based on the closing date, maybe. No offense Navy Federal and USAA but sixty days in our (sellers) market is not acceptable. There will be multiple offers, back up offers, short sale approval letters expired, and maybe even foreclosure before the buyer can get to a closing

If you are lucky enough to purchase a home with a traditional seller and you present your contract along with another contract with all things being equal except the 45 day closing versus a 30 day closing, which contract do you think the seller is going to mostly likely accept?

You do the math....

The seller can pay one less month's interest or an investor/bank has less money out of pocket for carrying costs with a proposed 30 day closing date.

Mmmm.  Seems to me that the cost of a 30 day lock would be priced better than a 45/60 day lock too.

Not many lenders are closing in 30 days today.
